Purchasing property can be a stressful experience.  WE believe it can be an easy and pleasant experience.  Our professional agents have created the HOME BUYING CHECKLIST to simplify the process. 

HOME BUYING CHECKLIST

1.  MAKE A LIST OF ABSOLUTELY EVERYTHING YOU WOULD LIKE IN A PROPERTY.  Area, size, amenities, older, newer, location, price range, etc...

2.  CONTACT AN AGENT.  All of our professionals preview properties on a regular basis to know the the latest inventory.

3.  DISCUSS YOUR WISH LIST WITH YOUR AGENT AND MAKE CHANGES IF NECESSARY.  Many times you will find that what you want may be unrealistic or you may add to the list.   The more clear you are, the faster your agent will find the right property for you.

4.  SET AN APPOINTMENT.  The more time you give your agent to find the right property, the better prepared the agent is when you arrive. 

5.  GET PRE-QUALIFIED.  Contact at least one lender and ask them to pre-qualify you.  The lender will e-mail or fax  to you a PRE QUALIFICATION LETTER.  It is important to have this before you even look at property.  The more prepared you are, the better price your agent can negotiate when you find the right property.

6.  SHOW UP FOR THE APPOINTMENT.  Your agent will show you properties that meet the criteria you have discussed beforehand.  Be open with your agent about what you like and dislike in each of the properties you see.  In the event you do not see any properties you like, the more information you can give to your agent, the better prepared they will be to find the right property.

7.  WRITE AN OFFER.  Your agent will prepare for you a Comparative Market Analysis (CMA).  The CMA will show you what is a fair price to pay for the property you have selected.  You and the agent will prepare a contract based on what is important to you.  Most offers will require earnest money, so be sure to bring your checkbook.   Each of our agents are trained to write an offer that is fair and to protect you as the Buyer! 

8.  NEGOTIATE.  It is not uncommon for a seller to counter the offer you have submitted.  Although...It is true,  the closer to full price you offer, the better chance your offer will be accepted.  Your agent will help you decide how best to negotiate to get the property you have chosen.   In the end, you will have a signed contract and move into the contingency period.

9. CONTINGENCY PERIOD.   Most contracts have certain contingencies that must be met before you take posession of the property.  These may include a home inspection, termite inspection, survey, perc test, or appraisal.  During this time you will also be working with your lender to complete your loan.  Rest assured, your agent understands this process  and will walk you thru the entire way.

10.  CLOSING.  The title company will send you paperwork that will need to be signed ahead of time and returned with your closing funds.    Many times a Buyer will set an appointment with the Escrow company to meet in their office to sign the paperwork so that questions can be answered.   Arizona does not require you to be present for the closing and many of our closings are performed by mail.  You also have the right to a final walk-thru.  If you choose to do a final walk thru, this will need to be done before the actual closing. 

11.  TAKE POSSESSION!  The property is now yours.  You have sucessfully bought a new property!  ENJOY!
